Overview

We represent developers and owners in a variety of commercial real estate financing transactions including construction loans and permanent loans with regional and national lenders, and mezzanine loans with private lending companies. We assist in the collection and review of due diligence materials and advise on zoning, permitting, environmental, title and corporate governance matters. We prepare enforceability and zoning opinions in connection with loan transactions. With an understanding of each client’s business, we negotiate each transaction to promote our client’s goals.

Experience

  • Represented the owner of an approximately 210,000 square foot retail center in Massachusetts in a $33,000,000 refinance transaction with two co-lending regional banks to build out grocery space for a national credit tenant.  The existing tenants include Petco, Kohl’s, Carter’s, Dr. Dental, Title Boxing, and Work-N-Gear.   This project included negotiation of loan agreements and non-recourse guaranties, and related construction matters.
  • Represented the owner of a 10-story, 125,000 square foot office building in downtown Portland, Maine in a refinance transaction with a Massachusetts lender. The building tenants include Fisher & Phillips, UNUM, and Key Bank.
  • Represented the owner of a 129-room resort on 4.5 acres on the shore of Cape Cod Bay in Provincetown, Massachusetts in a refinance transaction with a regional lender.
  • Represented the owner of a 132,000 square foot community shopping center in Quincy, Massachusetts in a refinance transaction with a life insurance company lender. The building’s tenants include Dollar Tree, China Pearl Restaurant, Dunkin Donuts, Dominos Pizza, and Kam Man Market Place.
  • Represented the owner of a 25-unit apartment building in the South Boston neighborhood of Boston in a refinance transaction with a regional lender.
