We represent landlords experienced in owning and managing large office buildings and developing property for regional and national tenants in a variety of leasing transactions, including office, retail and restaurant uses. We represent tenants who operate businesses in retail, restaurant and technology. In addition, we prepare and negotiate leases and all related documents, including guarantees, options to extend, options to purchase, exclusive covenants, and work letters for lease space improvements. In addition, we assist in lease administration, and prepare and negotiate lease assignments. We pursue each client’s business objective, while being mindful of the long-term landlord-tenant relationship.
Represented the landlord in a lease of commercial space to a national credit tenant to operate a real estate brokerage business in Nantucket, Massachusetts. This project included preparation and negotiation of a lease and guaranty, and advising on landlord work and construction-related matters.
Represented the landlord in a lease of 1,700 square feet to operate a business known as The Handle Bar, an indoor cycling gym in the Court Square Press Condominium Building in the South Boston neighborhood of Boston.
Represented the landlord in a lease of 5,000 square feet to operate the corporate office of Friendly’s Ice Cream LLC in an office building in Natick, Massachusetts.
Represented the landlord in a lease of a building for the operation of a True Value hardware store in the South Boston neighborhood of Boston.
Represented a local college as licensor in a license agreement to operate Kings Boston, an English language school, in Brookline, Massachusetts.
